Bet the rest of the houses in neighborhood are + $1.3-1.6M.
Who cares what it looks like if you are tearing everything out anyway as long as guts are good. Only concern I would have if I cared to do it is structural damage from leaking roof.

Taxes listed on Realtor.com as $801 per month (and that’s probably at the old assessment....paying $828,000 would surely bring it up)!
