I bet Indian River Shores FL is mostly made up of the very upscale Orchid Island. Parks, vacant scrub land, and one gated community of huge homes and horse rings and polo area. Prince Charles visited here and OJ had planned to come here after his trial. Seems he was voted out after the false name purchase was discovered upon registering his children for a local private school.

I have to call BS. On this one. Bethany Oregon? Surely Dunthorpe, Alameda or Lake Oswego ‘burbs have a higher income.

I call BS on the North Dakota number. No way is the most affluent town not in the Bakken region. And with a State GDP now 29% higher than the national average, there’s no way it is not over 6 figures. Old data, most likely.

Short Hills isn’t even a town. It’s a neighborhood in Millbourn. But I disagree with you, it is filthy rich. In fact one if the anchor stores at the mall is Sachs 5th Ave.

Nichols Hills is a large neighborhood in the middle of North Okc that wants to call themselves a city. They don’t even have a middle or high school. No section 8 housing allowed, inflating their numbers.

I think most of the CEO’s live in town, as their home base. They have drivers - or helicopters - to get them to the office, airport or ranch.

I live just outside Gretna and IronJack is correct on all points.

I actually think Elkhorn would have been the winner had they not been annexed a few years ago by Omaha. Lot’s of $$ in that part of the metro but being thrown in with the rest of Omaha drags down the average.

FYI to the posters above- Gretna is a great place to live. Still a small town with all the small town positives but with access to the larger city within a 15 or 20 minute drive.

I thought New Canaan,CT was a bit wealthier than Darien.Of course neither town has a whole lot of people who qualify for food stamps.

Notice they don’t count DC where real money is made on the backs of the taxpayer.

That's why Chevy Chase is the most affluent town in MD, and Great Falls the most affluent in VA.

Most of these places I never heard of.

Paul Fussell, who wrote a lot of books twenty or so years ago, had a theory that really rich people -- the "top out of sight rich" he called them -- didn't have to show off their wealth and could afford so much privacy that they were almost invisible.

Or maybe it's just that some of them are big fish in small ponds.
