Sorry to be so slow to answer.
I think it might be because there is a small area and such a very wealthy area. I see it as a thing to do with averaging a small population instead of a large one with perhaps a few less affluent families to pull down the average.
Cumberland Center, Me is not a town into itself. Calling it Cumberland Center implies omiting the Cumberland Foreside where all of the money is, but it is legally all one town. I think that other towns would vie for that designation over Cumberland.
Leon Gorman who is listed as the richest Mainer lives in the next town over, Yarmouth ME (according to a two year old list I have). He lived right on Main Street when I was a kid and a committee man for my boy scout troup. LL Bean’s gave of discounts on tents and other camping equipment. (Leon is a Leon L. Bean grandson).
I looked at the source article and found that typical of Business Insider they are calling oranges apples.

So they are not using real towns when it is convenient to use some other “place” that might produce a higher $$ amount.
I notice all these towns appear to be just outside of large cities. Maumelle AR must be leeching off Little Rock Ar

My bil & sil bought a new house on the grounds of the Maumelle Country Club back in the ‘80s. Sil still living there and my ex-wife of 25 years moved to Maumelle about 6 years ago and is a member at the CC. I played many rounds of golf there and can attest that Maumelle has BIG money (for AR). John Daly used to play there and so did Gov./Prez Clinton. ....When Clinton played as Prez, they would block off 4 holes ahead of him and 4 holes behind him. Folks living on the course were security checked and then allowed to watch from their yards or balconies. SS agents would scurry through the woods with assault rifles ahead of Clinton’s group.

That’s what it looks like. If you took all of Nashville that median income would drop big time.
