I disagree with your assessment. I earned a college degree in Computer Sci and have been able to provide for my wife and three children even in NJ. Not sure for how much longer in NJ though.
Yep, before Trump, housing prices never changed and there was no inflation. I bought my first 2,400 sq ft house for $20,000 and sold it fifty years later for $20,000. Then Trump got elected and it was worth $2 million a mere one year later. If only Id hung on to it, Id be a rich man.

The vast majority go homeless because of repeated dumb decisions. Get that tat or put the money in the bank. Buy a couple of six packs a night or save the money. Etc.
I agree as I have seen this play out at least three times around me. Getting involved with the wrong person, having children with them out of wedlock, not raising your kids correctly, etc... all bad choices come back to bite you.
As a small time landlord, I can tell you that the so-called "no-fault eviction", which in reality was nothing more than simply not renewing a lease benefitted tenants much more than landlords.
Tenants find it very difficult, bordering on impossible, to rent a new place if they have an eviction on record, and especially a recent eviction.
If a tenant started doing undesirable things: loud drunken parties, drugs, engaging in prostitution, domestic arguments requiring the police, etc. we would not renew their lease. This got them out but did not require a court finding that their behavior was undesirable.
My state changed the law and made this illegal for me to do, so bad tenants now must go to court and I must present evidence of their misdeeds. No landlord wants to lose a good tenant, there are always costs with a turnover. But they have taken away my ability to get rid of a bad tenant who has the potential to reform if given a sufficient shock.
...that and the real cost of all combined taxes has soared as fedzilla escaped the ropes holding it down and grew into a gigantic entitlement monster. Up to the 50s and 60s, a single breadwinner was all that was needed for a family to live a comfortable life.
Im fortunate. State pays most of my housing costs and I kick in the rent as copayment.
I got evicted from my old apartment due to catastrophic illness. Sometimes its bad luck.
Happens to all of us. I love my new place and Ive no complaints.

May be, but I suspect you won’t get a whole lot of mileage outta that argument with people who are just looking for an affordable place to rent or buy. Politics is probably the last thing on their mind.
Over a long life, I’ve had a number of friends hit bad times. They moved in with me until they got things back together.

Yep, I know a wonderful woman in her mid 30s. Got involved with a guy who seemed normal and stable, but is a serious doper with little to no ambition other than scoring more weed. They have two beautiful kids, ages 4 and 5 months. Mom works really hard, but doesnt have a steady job. I feel so sorry for them, but it was a string of bad choices that led to this mess. This behavior has been passed down in the family. I pray she and her kids turn out good.
As a single father, I raised 4 kids, put all thru private school and 3 thru college. 3 did well, but the 4th has health problems due to drug use, not well in the head, irresponsible and lazy. He is in and out of homelessness.
Its truly incredible how many “poor” people are tatted up and have cell phones. Obesity is a large problem of the “poor” as well. What is also crazy is that here in NJ if you stop paying your mortgage you can basically live in your house for free for about 10 years until the courts, sheriff and government catch up to you.

I do have sympathy for the mentally ill homeless. Their situation is truly not their fault, and more effort should be focused on this cause. The mentally ill represent a sizeable percentage of homeless in our area.
I am still recovering from a catastrophic illness, so assisted living is perfect for me.
I get my own place and all my needs are looked after. Affordable housing Is in short supply and theres a long waiting list.
You make do with whats available and Im glad I took my ombudsmans advice to go for it.
C’mon... you know you made an exceptionally good choice in your career at the time and are not typical.
In my example, my cousin’s father was a simple electrician for the local electric company. I’m sure they make good pay today, but nothing like my uncle did.
About 20 years ago we got involved in a foreclosure and repossession that wound up with us and five other investors taking back the home. We got a deadbeat tenant who knew how to play the Santa Cruz County tenancy laws like a fiddle. It took us almost six months to evict him. He was long gone four or five months after his last rent check cleared (I think two only cleared) and he stole everything in the house that was bolted down.
Worst experience of my life. California tenant laws were so tilted in the tenants favor Im surprised there is a single rental unit available anywhere in the state.

Dont buy that line. Ive had a good but modest income. Buy a small house and used cars. Eat at home. Do your own chores and home repairs.
We raised and home educated four kids that way. Kids moved out so our expenses are much lower. I can buy what I want and still hunt clearance racks.
So basically the main cause of homelessness is the investor trying to maximize profit from his investment. Greedy bastards. /sarcoff/
