Are you sure you don't live in my neighborhood? For years I waved to this New-Yorker-looking-permanent-scowl-on-his-face type. He has mellowed. The scowl is gone but as yet there's no smile. He will acknowledge the wave by a tip of his head or lifting his hand. It's only been 5 years or so, but we're working on him.
You can anticipate the smiles and waves anywhere in the South.

Cost of living - insurance, food, gas, utilities - is pretty reasonable. Wife and I eat really well on 60-80 bucks worth of groceries each week. Just got gas this morning, paid $2.15 a gallon.
The people here are great, although there are plenty of them that are still fighting the Civil War (or, The War for Southern Independence, as it's referred to in these parts). Married a local girl, and my M-i-L still introduces me as "the Yankee Republican". Not sure how much of it is kidding, and how much is serious.
Biggest adjustments that I had to make were for the heat in the summer - 90, with 90% humidity is pretty common, and hot compared to what I'm used to. Also, the people just come up and start talking to you. 1st day here I was standing in line at the KMart and a very nice gentleman came up and told me all about his heart operation. It's a whole different, much friendlier mindset than in most places I've been.
The weather is actually better than what we get in Texas. The people are friendly. The scenery includes some nice beaches on the coastline and beautiful appalachian mountains on the west end.
All of this info is from my childhood, but I doubt any of it has changed for the worse.

Rather than take title in the common form as "joint tenants" or "community property" as in California, there is a method in NC called "in entireity" as "Husband AND Wife". Under this title, anyone suing one spouse cannot affect the house because it is held "in entireity" by both spouses.
The only better method is as a family Limited Partnership, but you may need to own it ourtright, because it is not a favorite of banks.
The main thing is to make sure you tell whoever prepares the title (lawyer in NC) to make sure you are legally protected against any potential future lawsuit.
