Thank you for posting this, JohnHuang2.

To all the comments here, may I add a plea?

PLEASE JOIN FAIR and NUMBERSUSA (www.numbersusa.com/) if you haven't already.

It's one thing to gripe on this board, quite another to take real action. Joining these groups won't cost a cent, but the combined hundreds of thousands of their members do make a PROVEN impact on congressional members.

Of course, the groups occasionally ask for funds, and I do what I can. You can send free faxes and make an impact; I credit these groups in large part with helping us defeat the "comprehensive" swamp we faced last year.

Thank you, fellow FReepers!

Regards . . . Penny

If you kick 14 million people out of the US, what will happen to the housing market?

How many of those 14 million have sub-prime mortgages and/or are in foreclosure?

Husband And Wife Plead Guilty To Massive Florida Straw Buyer Scheme ("God's children" $15M fraud)

FR Posted by Staff Reporter on 06/02/08 at 03:25 AM

Juan and Rachael Torrens pled guilty to conspiracy charges in connection with their participation in a recent multi-million dollar mortgage fraud scheme in South Florida. The defendants acknowledged as part of their guilty plea that their scheme produced over $15,000,000 in fraudulent loans, and resulted in losses of over $5,000,000 to various lenders.

With Juan and Rachael Torrens‘ guilty pleas, 15 of the original 31 defendants charged have pled guilty.

As previously reported by Mortgage Fraud Blog, defendants Juan Torrens, the de facto owner of Amsouth Trust & Investment Corp. (”Amsouth”) and president of Countryside Land & Development, Inc., Rachael Torrens, president of 1st Choice Realty of South Florida, Inc. and de facto owner of First United Mortgage USA Corp., Daniel Ramos, Alfonso A. Muxo, a State of Florida certified real estate appraiser and owner of Palm Bay Real Estate Appraisals, Inc., and Katherine Harris, former president and part owner of Floridian Home Title Corporation, were charged with conspiracy to commit wire fraud and/or wire fraud for their participation in this massive mortgage fraud scheme.

The scheme involved fraudulent mortgage loans obtained for the purchase of 28 properties located in Miami-Dade and Broward Counties, Florida, and in the City of Marco Island. All except Katherine Harris have already pled guilty, and are awaiting sentence.

The Indictment also charges defendants Mario E. Diaz, Aurelio Pozo, Oscar Barreiro, Lellany Rordriguez, Jose Asensi, Carlos Morales, Damaris Jimenez, Lizabeth Perez, Mario Blanco, Rene Rodriguez, Tamaris Angulo, Alicia Loaiza, Ester Crespo, Jesus Enrique Guevara, Janette Lugo, Priscilla Fleitas, Erick Clavijo, Luis DeJesus Planas, Moises Llorens, Milva Roque, Aurora Ramentol, Gladys Lens, Nancy Fundora, Yanny Cruz Pavon, Roger Rosario and Jacqueline Perez-Castillo ("the straw buyer defendants") with wire fraud for their participation in this mortgage fraud scheme.

To date, guilty pleas have been entered by defendants Aurelio Pozo, Oscar Barreiro, Carlos Morales, Damaris Jimenez, Mario Blanco, Jesus Enrique Guevara, Janette Lugo, Priscilla Fleitas, Moises Llorens, Gladys Lens, and Roger Rosario.

According to the Indictment, Juan Torrens would identify sellers of residential properties who were willing to overstate the true selling price of their properties. Daniel Ramos and Juan Torrens would then recruit and pay the straw buyer defendants to pose as buyers and ostensibly participate in the purchase of the selected properties.

Defendants Rachael Torrens and Juan Torrens would prepare fraudulent mortgage loan applications for the straw purchasers that included false employment verifications, pay stubs, income and funds on deposit, and IRS Forms W-2.

Thereafter, to support the overstated sales prices on the properties and the fraudulent mortgage applications, defendant Alonso A. Muxo would prepare fraudulent appraisals attesting to the inflated property values dictated by Juan Torrens. Roger Rosario, an employee of Regions Bank, assisted the fraud by providing, on at least one occasion, a fraudulent verification of deposit in connection with a mortgage loan application for one of the straw buyer defendants.

To effectuate the scheme, defendants Juan Torrens and Rachael Torrens, together with the straw buyer defendants, would create and submit to the banks and lending institutions HUD-Settlement Statement Forms, also known as HUD-1s, which falsely stated that the straw buyers brought their own funds to the closings.

Once the mortgage applications were approved, the lenders would wire the loan proceeds to the title company, Floridian Home Title, for closing.

At closing, Amsouth, a company owned and controlled by Juan Torrens, would receive a credit for the difference between the inflated price and the actual selling price of the property. Defendants Juan and Rachael Torrens would make the payments on the mortgage loans to maintain the loans afloat until the properties could be resold again, often to another straw buyer.

When the Torrenses failed to make payments on the loans, some properties went into foreclosure, resulting in substantial losses to the lending institutions.

Sorry, Dude. The R’s may have ended up with McAmnesty as our front-runner, but he was the default choice, not the conservative choice. There were some serious opposition from many sides anytime a more conservative candidate made any headway during the R primaries. No, our candidate was selected by the opposition. Zero and McAmnesty are like walnuts and pecans, more alike than different. However they are both most certainly NUTS!

Absolutely, conservative Republicans were given short shrift by the media, were trash talked by alleged 'conservatives' right here on FR and other conservative websites.

We are fortunate that due to a groundswell of opposition to Rudy the RINO (a major portion of that opposition started right here on FR, thanks to our Founder JimRob), Giuliani never got any traction. Unfortunately it wasn't possible to overcome the natural media bias against conservative Republicans which is why McRINO ended up as the nominee.

I was for Duncan Hunter from the very beginning, and I only parted company with him after he a.) ended his primary campaign and b.) endorsed the abominable Huckabee. But I know that Duncan Hunter, like many of us gritted his teeth and pulled the lever for McCain/Palin not because he was any fan of that maniac from Arizona, but because he knew that the alternative, putting Comrade 0bama in the White House, was (or should be) absolutely unacceptable to any sane American. The public didn't vote for Jimmy Carter's second term (as some have said) they voted for Gus Hall's FIRST term (Google him up, if you don't recognize him as the CPUSA's former leader).

But in this article, Pat Boone certainly gets it right (and I wonder "why couldn't Pat have been our nominee, and then it dawns on me: he's a conservative American Christian, and anyone with those basic values is verboten in this new world of "Hope and Change").

And all the BushBots will be prattling on about the great things their hero has done during his eight year slow-motion trainwreck, they'll talk about Roberts and Alito, they'll talk about "No terror attacks since 9/11", and while those accomplishments are noteworthy, they also demonstrate that old maxim about "Broken Clocks Being Right Twice A Day".

As the GWB misAdministration draws to an end, two legs of that infamous 'Axis of Evil' are still alive and well and conducting business as usual (we're talking Iran and North Korea), millions upon millions of illegals are running amok in our Nation, murdering, robbing, raping, and committing the crimes that 'Americans won't commit', and nobody can tell me that we can't deport the sons o' b!tches because the Eisenhower Administration did exactly that with 'Operation Wetback' and proved that the concept WORKS. So why is America being forced to endure this never ending crime wave? I'll tell you why: because George W. Bush sold his ass and his soul to Vincente Fox and his 'open borders/amnesty' buddies, that's why.

And a closing note to our new Freeper, welcome to FR and we do -not- live in a 'democracy' (something which has even been spouted by our illustrious Commander-in-Chief), the fact is, we live in a Constitutional Republic (at least we did before the Communists seized power on November 4th).

Then a "community organizer," Barack Obama, representing ACORN, sued---and threatened---banks into giving 100% financing to marginal people.

In some cases, food stamps were used as an income gauge for gettting a mortgage.

Latino mortgage frauds are notorious. Illegals are never asked for proofs---pay stubs, SS numbers, citizenship, etc. As long as they have a pulse and can write the name of one of their phony identities, they get a mortgage.

Many illegals are scam artists----flipping the home back and forth among their extended immigrant families at higher and higher mortgages, duping banks at every turn. When they are done looting, the last "homeowner" defaults and absconds to Mexico with $tens of thousands in cash.........leaving banks (and taxpayers) holding the bag.

REMEMBER---this is ONE house with SEVERAL toxic mortgages.

Screwing banks and US taxpayers must get lotsa laughs over tequila shots in downtown Tijuana.

EXCERPT---NY POST--Nov 29, 2008

The ruthless "Honda Hit Man" got six life sentences one for each of the men he shot dead from the back his high-speed motorcycles. Fausto Gonzales, 37, killed while being chauffeured on the back of an exotic racing Honda. Three died because drug dealers paid Gonzales to have them eliminated. The last thing each victim saw was Gonzales' black-visored motorcycle helmet. They never saw their murderer's eyes. The pudgy Gonzales smirked slightly as Assistant DA called him "merciless" during sentencing.

Pat Boone doesn’t say what year of reference he is using for 14 million illegals.

I lived in So Calif for 30 years. During that time, there was reference as far back as before 1980 about 12 million illegals.

Knowing that the numbers of feet continuing to walk/drive/hide in vehicles coming north has never stopped, and knowing that the ones here were dropping “anchor babies” from the git-go, the number of 14 million is waaaaaayy short of the actual number, IMO.

I think it is much closer to 50 million.

I left So Cal because I no longer felt safe. I couldn’t go grocery shopping after dark. Women were getting mugged for their groceries and the change in their purse in the dark.
I no longer went to dinner after dark, unless I was meeting people who would park next to me in the parking lot and walk into the restaurant with me. If I arrived before dark and met them, then I would ask a bouncer to walk me back to my car.
I don’t miss the police helicopter overhead every night. I don’t miss using a fan in my bedroom for white noise to drown out the gunshots from the “subsidized low income housing” less than a mile away.
I don’t miss having to keep my windows rolled up and doors locked in 100+ weather because of the numbers of “day laborers” acosting me at every stop light. Even my big Labrador didn’t deflect them.
I don’t miss having to have locked gas caps on all my vehicles since the 1973 gas shortages.
I don’t miss the peeping Tom teenager who was on my roof looking in the end wall window one night.
I frankly don’t miss one damn thing about So Cal.....
And- it has only gotten worse.

I have 2 more friends who I need to encourage to get out of there and I will then feel I have really acomplished something in my life.

On the rest of his comments- Pat Boone is right.

Until we get control of this propaganda machine, nothing on any issue is going to change. They just elected a president, what more proof do we need?

What....you mean those subprime mortgagees who are not paying but you will?????? Or the shoddy work the ‘immigrants’ did and the houses are falling down?

If these aliens were really doing anything for our economy Mexico wouldn’t be the stink hole it is.

You’re wrong. More than 10% care about this issue...the media controls what is ‘important’,remember??

http://www.rasmussenreports.com/public_content/politics/current_events/immigration/26_angry_about_immigration_the_issue_candidates_ignore

26% Angry About Immigration, The Issue Candidates Ignore

Forty percent (40%) of likely McCain voters are angry about the current immigration situation. Among those who plan to vote for Obama, just 14% share the anger.

Eighty-three percent (83%) of those who plan to vote for McCain say gaining control of the border is more important than legalizing the status of undocumented workers. Likely Obama voters are evenly divided on the importance of the two.
