Condo loans are EXTREMELY risky for the lenders. Resale is much poorer than for SFR’s, there are a lot of HOAs in deep financial trouble right now due to the high rate of foreclosures & some are abandoning the complexes entirely leaving maintenance, repairs, management, etc undone.

Traditionally a condo has to be “warrantable” to get a loan on it, a high vacancy, rental or default rate makes the loan too risky & this would be a terrible time to loosen the requirements.
