I suppose it’s pointless to wonder why the Left never demonizes its own millionaires/billionaires. A rich Democrat is always a “philanthropist”; a rich Republican—even a middle-income one—is always a “greedy capitalist.”
So Rockefeller’s “robber baron” lineage notwithstanding, he’ll still retire a hero of the Left. Just like it didn’t matter that his WV colleague was actually an officer of the KKK.

OK . . . home buying novice needs advice.
After much deliberation, I finally put an offer on a house yesterday evening. They have until the end of today to respond either way, but still haven’t heard from the realtor, which is a little unexpected since he was thinking he could have had an answer for me last night. Nervous about the reason. Could they be waiting to see if another offer comes in today?

well i know you have probably fallen in love with the house - but he is right - start low - i promise you there is another house out there that you can (and would) love just as much
if you can’t reach agreement now, its possible they might call back later and ask if your offer is still good
and listen to YOUR home inspector

Back when it was a seller’s market that could be the reason. I doubt that’s true now. Just wait and see and congrats! Best investment you’ll ever make in your life.
Don’t forget to use an FHA first time home buyers loan program that you only have to put 5% down if 0bama hasn’t funked that up yet. We did and it helped us buy a better house our first time.

Low balling is a good thing. But you need reasons why. Like the kitchen needs to be modernized. Needs a new roof. Landscaping. etc. Like sloop said listen to your inspector and use those things wrong as reasons to lower the price.

I already did that when I walked through twice with the listing realtor. Needs a bathtub, as they took it out and replaced it with a shower only. Kitchen cabinets are vintage 1970s. Needs new AC unit. “Third bedroom” is really a cubbyhole. Etc.

mr suchkz us right - fha is not so much a loan FROM the government - its a backing by the government i think
there are some requirements for a fha loan - stuff like ‘entrances must have gutters above them’ - the house has to qualify as well as the person taking the loan

Yep. An FHA is similar to a VA loan. It’s backed by the government, but you must qualify for the loan, and the house must meet local, state and federal codes.
