Dewhurst could hardly put a sentence together. TED CRUZ KICKED BUTT!! If Texas does not send Ted Cruz to the U.S. Senate, it will be a national tragedy. He is a feisty, little fighter who stands for the Constitution of the United States.

It’s called “Name I.D.” People who are uninformed vote for the name with which they are familiar. Hopefully, those people will NOT go to the trouble to come out during the special run-off election on July 31st.

I'll bet we're thinking of the same person. She's a walking, talking Dewhurst commercial that's programmed to play anytime the name Cruz is spoken.

Do you actually take your case before the appraisal review board, or do you just deal with the on-the-payroll county appraisers?

We have property in five counties. I have always had success in getting a fair appraisal when I plead my case before the board, even when the CAD insists on a higher value.

One county tried to raise the value of a rent house 17% this year, despite a flat market, and after multiple consultations with the CAD, with facts and figures, the appraisers simply would not back down. Five minutes with the appraisal review board, showing them comparable actual nearby sales, and they overruled the appraisers and left the value at last year’s figure.

The trick is to go with a simple presentation of actual comparable sales and properties, using demonstrable facts and figures. An emotional argument or a presentation without evidence won’t work.

I think local governments are insisting the CADs set higher appraised values this year to bring in more tax dollars without raising rates. They count on many property owners not filing protests.

Oh, wow! You nailed that question with the obvious. A gamechanger, tonight’s debate. Cruz was extremely informed and precise and comfortable in his own skin, and engaged in every question. I hope he has the funds to win— he certainly has the chops to win, and means it.

btw, Wendy Long is the Ted Cruz of NY State, and will also make a great U.S. senator. She is 100% pro-life, pro-Constitution, worked for Justice Thomas, and much, much more. The GOP primary is on Tuesday.

2.5 Months?

I’ll admit that I was suprised when I moved here from Illinois that my property taxes were pretty much just as high here. But 2.5 months?? Seems like you would have to be in a house way over your means.

I live in a 3,000 square foot house on a quarter acre lot built in 1997 in a nice but not ritzy subdivision. My property taxes are over $7,000/year which I must say I regard as outrageous. But then again if I made $2,800/month I wouldn’t have been able to afford the house to begin with.....so I don’t see how a person winds up in a house with taxes 2.5 times their monthly salary - unless of course they lose a job or something.

On the other hand I went from a 3% state income tax to a 0% state income tax, so all things considered I still came out way ahead.

Wendy Long handles herself very well, and NY Post political writer Fred Dicker feels she is an excellent speaker, better than her two GOP opponents.

And she’d make a great judge, too. :)

Yep! That's how DEW hurst got so many votes on election day but most of those people will NOT show back up for the run off and "broken glass" republicans WILL show back up!

That is why I say that Dew hurst is TOAST!

It’s the old house I grew up in and we raised our kids in it. When we put it in our name it was well within our means and we’d planned on retiring in it. It’s a small house, less than half the size of yours and on a small lot. Friends with newer larger homes on acreage pay less tax. It’s all about location. Like I said 2 weeks of income covered the taxes at one time, however, taxes have skyrocketed so now it’s 2.5 months income. It’s now nearly 3 times what it was just ten years ago. This year it went up $750 from what is was last year. I can’t protest because I’m paying less than comparable properties. Another FReeper is in the same boat. Literally every other home nearby is up for sale because of the inflated tax issue rather than an income situation. Some are being turned into rentals to keep ahead while still on the market. The next door neighbors also had planned on retiring in their home next year but just yesterday said they’re being taxed out so may not can do so.

A pro Dewie Freeper(can’t remember who) said that Cruz is the estab. choice and D. the Conservative. Other way around!

What would you think of a property tax that was capped as a percentage of your income? IE - if you're a successful farmer or own an appt building, you would pay the full amount of property tax. But if you were a retiree with little income and a bunch of land, the property tax would be reduced.

Perhaps. Simple is best. All the tax codes, state and federal, are too complicated and are used to favor friends of the pols and punish enemies.

How about just a flat tax with an age based exemption of an inflation indexed amount suitable for retirement at say 150% of the poverty level with any annuities tax free? Social security is not an issue because it will be gone.

I don’t think modest retirement income seniors should have to pay taxes. They have paid their dues.

Property taxes are hard to administer. The appraisals are as subjective as they are objective.

FLAT TAX or CONSUMPTION TAX is the way to go. Just one. Not the gang of taxes we have now.

I am sympathetic to your point of view, but I don't think that 'fairness' should enter into the design tax code. Then every group that can garner some sympathy will have their special clause... and that's pretty much what we have now. The massive tax code is the result of a generations long battle over 'fairness' such that there is special consideration for toy arrows as oppose to real arrow.

Some smart economists need to figure out the best tax method to simply extract money for the government to spend while causing the least amount of economic damage and then we just tell the country to deal with it and move on.

I’m not retired but know people who are. It is not RIGHT for a retiree on SS and a pension to pay more taxes than a working person and they do. Seniors whose spouse has died fare much worse after the death than they should. It does not take less for them to live, it usually takes more. Especially for women.

Maybe you’ll understand why some day.

If more paid taxes and it was all proportional to income maybe the taxes would be lower for some classes and “sympathy” might not be attractive or needed.
