2) Higher taxes, highest property taxes in the nation

Every few years we have calls from the socialist democrat politicians here in Texas claiming that we need an income tax. Anyone who thinks an income tax won't be imposed in addition to current taxes is a fool. Sure, when they pass it, they may make a small downward adjustment on existing taxes, but they'll be jacked right back up so fast you'll miss it if you blink. Fortunately, we've resisted these socialists so far.

Blame a little known 1964 scotus decision for big city, democrat, union dominance in IL, NJ, NY, CA, etc. Reynolds v. Sims was the 17th Amendment equivalent imposed on all state governments.

Instead of representation by county, state senates were transformed into mini-assemblies. By this, Scotus gave large metropolitan areas control of both houses of state legislatures. No longer did rural areas have a counterbalancing voice. No longer was the damage done by urban demagogues limited to high density cities. Reynolds guaranteed the states would eventually succumb to the same leveling social justice forces that have always typified big city government.

Senator Dirksen of Illinois warned that Chicago would come to dominate Springfield. He was right, and due to Reynolds, Illinois is near bankruptcy and losing population as people flee high taxes, higher unemployment, and societal destruction.

If Your State is a Mess.

True.

The Llewellyn Park section of West Orange is a gated community.

I won’t live in gated communities. You’re hampered by stupid regulations on what you can and cannot do with your own home.

I used to “live” in WDC suburbs. Now in Southern UT I pay about 3K property tax on a 600K house....and I’m no longer surrounded by LIB weirdos. Win...win!

I’ve heard that house prices on the east coast can be deceptively low because of the outrageous property tax burden.

The cost of the house matters less than the "total cost of ownership", which includes the yearly mortgage payments, insurance cost, taxes, etc. Rational buyers add all that up, and decide what their limit is.

When the cost of the other factors go up, it means the price of the house has to come down.
