How a Trump win in 2020 could reshape housing markets across America

Whoever wins the presidential race come November could determine the fate of housing markets across the country, according to a report from analysts at the financial services firm BTIG.

Since the 2016 presidential election, counties that voted for President Trump have seen stronger housing markets than those that voted for former Secretary of State Hillary Clinton, as measured by the volume of single-family building permits.

Between October 2016 and October 2019, “Trump counties” experience a 1.5% uptick in single-family building permits, whereas “Clinton counties” reported an 8.5% decrease, BTIG’s analysis found.

Shifts in consumer confidence along party lines could explain the permitting trends, the analysts said. They noted that two separate measures of consumer confidence - University of Michigan’s Consumer Confidence Index and the Bloomberg Consumer Comfort Index - displayed a change in consumer sentiment following President Trump’s election. Republican consumers have become more upbeat, whereas Democrats’ confidence has waned.

The disparity in permit activity was magnified in counties where one of the two candidates won in a landslide. In counties where Trump won by a margin over 50%, there was an 11% increase in building permits between 2016 and 2019. Meanwhile, in counties where Clinton won by that same margin, the number of building permits issued dropped 9%.

“Clinton areas” are for the most part also run by Democrats and are toilets. Nobody wants to build in a toilet.

There were only a handful of "Clinton Counties" anyway.


These counties are already mostly very crowded, no "new permits" because there are few empty lots. Remodeling may be up. Plus many of these cities/counties are pushing to eliminate single unit housing zones to increase population density. Imagine an apartment building going up sandwiched between two SFRs! Also worth mentioning are the issues of property taxes and the boom in housing that has already bubbled may slow exuberance for new housing investment etc.

Interesting to see the county map. A few states which Trump carried narrowly, such as Wisconsin, Michigan, and Pennsylvania, are almost all red.

Even “blue” Illinois is mostly Trump country, once you get out of Chicago.

And who is moving into this new housing? Or the musical chairs that open up a used house?

Democrats from Rust Belt cities are moving into Red states and turning them Purple...into Purple states and turning them blue... or so it seems as the GOP and conservative groups are preaching to the choir.

Who is reaching out to these immigrants and asking them why there are no jobs in Democrat Rust Belt cities. Every single work day in 2020, I have been in the elevator with workers who came south (like me) for the jobs. But unlike me they are tribal Democrats.

Today it was 4 or 5 from Ohio comparing Columbus, Akron and Cleveland.

They are not liberal ideologues. They are reasonably rational judging by their jobs. But how will they know if nobody tells them? Or ask them?

The SALT cap pretty much pricked the bubble in high-flying, high-cost markets, the vast majority of which are blue. I’d say that accounts for the vast majority of the disparity.
