Property taxes will skyrocket 40-50% with Gov. Polis MIA from promised action. ( Colorado )

With less than a month left of the legislative session, Gov. Polis has yet to put forth any plan to prevent a looming bloodbath and cap residential property tax increases as he promised when voters repealed the Gallagher amendment.

Republicans put forth their own plan to cap expected spikes of 40-50% to just five or ten percent over the next several years.

But Democrats were ordered to kill those efforts and await the arrival of their hero governor, who would surely swoop in and save the day just in time for his planned 2024 presidential run.

Yet the clock is running out as we hold tightly to our wallets.

While Polis and the Democrat-controlled legislature are focused on virtue signaling bills to appease the progressive base, Douglas County is looking to pass a temporary mill levy credit for residents there to survive the coming property tax hike.

Unless Polis can pivot quickly from his next target takeover of local government zoning laws to force an explosion of dense housing overdevelopment, Colorado homeowners will soon be paying more money on tax bills than the actual mortgage.

I thought the legalization of pot was supposed to bring in so much revenue that taxes would actually go down.

In Charlotte, my property valuation went from $600,000 to $800,000. I just hope and pray the millage rate drops. CharMeck usually does that with a big increase in the valuation.

Everybody was tickled that homes in the neighborhood were getting snapped up overnight and selling above asking. But I knew what was coming.

This all started with marijuana legalization in Colorado 11 years ago. Before this, Colorado was libertarian and Republican enough. Republicans could win there/

I’ve advocated for property taxation by the square root of enclosed square footage.

A 900sf apartment would pay 60% of the property tax of a 2500sf house.

As well as being fairer, there would be no need for annual reassessments of market value, saving greatly on administrative costs.

I believe that this issue will be one of the “tells” for whether they think they’ve got Colorado “elections” rigged beyond the reach of actual voters.

The value of the dirt underneath the building goes into the valuation also. Dirt values vary depending on location, location, location.

I also suppose you have a mish-mash of state laws that govern county revaluations. In NC, counties are required to revalue at least once every eight years. Depending on the run-up in property prices, the county might revalue twice over the eight years or just once. I actually remember CharMeck canceling a property revaluation because they said it wasn’t worth it! Hallelujah!

Griswold sent out 30 thousand postcards to ineligible voters ( non citizens, dead .. ) in 2020 telling them to register to vote.. She did it again. - 2022.

Here is what I philosophically object to most property taxes. To some degree they represent “taxation without representation”, because the controlling government units are elected only by voting residents, leaving non-resident property holders with no say so at all in the governments that set the property taxes. I think local laws should change, providing equal voting status to not just “residents” but all who are either residents and/or owners of local property, including one vote each for any commercial property owners who happen to not be residents.

Voters often do not pay the property taxes, so they vote for every crazy tax increase for more free stuff.
