You're in Texas, so would strongly suggest you do NOT buy any brand of vinyl windows -- which for some reason continue to be all the rage.

The framing warps in the heat. Trust me.

Makes sense, polymers have much higher coefficient of thermal expansion compared to wood.

I work for a glass replacement company, and the advice smoking frog & going hot are giving you is the best route. You can replace the insulated/double pane glass units without replacing the entire frames & all. They can be manufactured to be identical to what you have, with the Muntins (mullions), or they can be made without the muntins (mullions), which is usually less expensive. You have broken ones obviously, and what we call “fogged” units as well. Which means basically, the seal on the glass unit has broken down allowing moisture to get in between the glass panes. It is usually WAY less expensive to just install the glass units vs. installing a brand new window frame & all. If you have a home inspection, 99% of the time, the inspector is going to put those fogged windows on the list to be replaced. If you can find a glass shop in your area that will sell you the units only, and install them yourself, you will spend way less. I would try that route, and just recaulk the inside window sills & paint the frames to look nicer. It’s not that difficult to do, and if you do decide to do it yourself, private message me. We’ll see what we can do to help you out with instructions.
