My rent has not been raised in 8 years. Im quiet, pay my rent on time, dont do drugs, almost never complain about any issues, and get along well with the lanlord. He says that before i came along he was was renting to crazies he had to call the cops on on the time. My low rent is worth it to him because its consistently paid and i never bother him. He can sleep well. Doesnt need the headache of me possibly moving out. I expect its ths same with the amish flokes.
