Around that area, probably not going to happen.
There is talk of moving all the finance, MIS, paper shufflers, and the like up there when more money comes in to duplicate the open office on the second floor.
Allowances and costs can run the gamut, no matter what size the tenant; lots of variables go into the equation. I represent tenants in the office market and I’m typically able to secure strong allowances from the LL. It does take an experienced advocate to max out incentives, no matter the size of the tenant.
Anchor tenants generally have strong financials and that’s a motivating factor for LL’s to give more in TI’s, free rent, etc. but it’s not exclusive to the big tenants.
I’m currently working in an open office environment. The entire facility was recently built by a major corporation with a very recognizable name.
Your workspace is roughly a five foot desk with a couple drawers, a phone, monitor(s) and your docking station. Everything is wide open. I have no place for a white board, to tack up a note - nada. It’s all to enhance “collaboration”. Much more annoying, and less productive than a cubicle imho.
The only science that supports the open or “agile” office plan is the science of stuffing more people into a smaller area. My old company went that way after I retired. People hate it. Many very senior developers quit. It is a disaster. I am glad I did not get caught up in it.
They are too noisy. I have co-workers who talk and talk.... loudly.

100% agree. is that what happened? I haven’t read everything about them. just another pie in the sky entity that people fawn over only to find out there’s no there there.
