I bought a Wal Mart outparcel from one (Atlanta based) last year. They were later indicted for funny stuff.

I'll add: analyze the rental market. We bought a rental last August(our third) in Southwest Riverside County, Canyon Lake, CA. There were 4 rentals being advertized in the area. By the time we got it ready to be rented there were 24 rentals. In short, for the last four months, it's been a renters market. Rents are down $100-150 per month.

We rented our other for $2100 in a month. Great views and amenities. Went fast. But the 1500-1800 market belongs to the renters, for now.

PS we're in it for equity build up in the long haul.
