The United Nations building would make great condos. If you think so, you're invited to buy. The building is in really decrepit condition. Structurally it or may not be sound, but I can assure you that its HVAC (air-conditioning) system is so ancient it is beyond redemption -- sort of like trying to find a modern plug-in engine replacement for your '54 Packard.

I am pretty sure with some renovation, you can probably sell them to a high end clientele. If the UN building was abandoned you would probably have a lot of real estate developers rushing to make a bid.

As long as the frame is strong, it could be converted to condos. Replace all the guts, including the HVAC, the plumbing, the wiring, etc. Oh, and fumigate the snot out of the place before starting the rebuilding process.
And if the frame isn't sound, tear it down and build condos, or a park for that matter.
