My husband and I own a 42 acre ranch in Southern California. I actually looked into the Williamson Act to reduce our property taxes when we first bought the place. It turned out that it wouldn’t have saved us very much in property taxes, because we managed to get a great price on the place, and taxes are based on Purchase price. Because of Prop 13 our taxes wouldn’t rise very fast either.

If memory serves, It was going to cost somewhere in the neighborhood of $3,000.00 to enact the Williamson Act on our land, and it would have taken us quite a few years to break even on that. I’ll stick with Prop 13, thank you!

Do you have water rights with your land? Sounds like you did get a good deal as things worked out... and I agree on Prop 13.

Here is what is happening to the Williamson Act in Humboldt County. The county lost the original lawsuit and have filed a new one under a different stature...
