Yep, it's simple math. As a successful real estate agent I saw how much I lost in taxes versus how much time I had to spend away from family to make it. Eventually, it wasn't worth it to give up that much time to feed the government coffers.

Eventually, the housing market flamed out and now I'm making a 1/3 rd of what I used to make.

I saw regularly people fresh out of bankruptcy and DR services get no interest loans on houses they had now way of affording once the teaser rate expired.
