You may have stumbled onto something... Hawaii as an “occupied” territory was highlighted at length in the amazing movie “2016”. Seems like there’s a sizable anti-”neocolonial” segment there that fits right in with Barry’s overall worldview. And, D’Souza spoke with some Hawaiian university dude who’s leading the “anti-colonial” “struggle” there. I could easily imagine Obama taking this “cause” up as his post-presidency raison d’être...

There is no room around the University of Hawaii for a compound that large and there is no beach near there. UH main campus is fairly small and compact as universities go and is located in a tight valley.
There are satellite campuses on other islands that might fit the criteria you cited. Especially on the Big Island there are ample places that fill the bill and be close enough to or adjacent to UH Hilo.
Could it also be that the house in Hawaii is not so much a place for the Obama family after losing the election as it is for Michelle, the kids and Mrs. Robinson since Reggie is back in Barak's life, making it Barak & Reggie in the white house.
How about that as the big October surprise?
