Some time ago I siged a contract to buy a condo. Anyway, the former live in wanted 25K to clear title. She invited him over to discuss, started a ruckus near a staircase, threw herself down them and called the police citing a battery on her. Conveniently she had a quit claim deed handy so when the coppers arrived she presented the guy with an ultimatum, be charged with felony assault or sign the quit claim. Guy knew his limitations and signed.
