‘Why this couple wasn’t kicked out of their month to month lease, I have no idea.”

***

Years ago, a friend of my Dad tried to kick out a welfare couple from an apartment building he owned. Apparently, where Section 8 or any other public assistance is involved, it’s very difficult, if not nearly impossible, to evict a tenant in this situation. A lot of red tape, government agencies are involved and there has to be an assortment of approvals necessary before such a tenant can be evicted. It took Dad’s friend more than 2 years and numerous legal battles before the tenants could be tossed out.

The landlord didn’t recoup months of unpaid rent and also had to spend big bucks getting the unit ready for the next tenants. The welfare couple had left the apartment a mess. After that, the landlord no longer accepted welfare tenants and eventually sold the building.

I have been a landlord since I was 26 (over three decades). I never accepted Section 8. I have nice homes and there was no profit in turning it over to someone who would destroy it.

That being said. If I were the down stairs guy, the first thing I would have done was sue the owner of the upstairs unit. Not the tenants, the owner. No quicker way to get the tenants out. It would not be about winning the suit. It would be about harassing thw owner to get something done.

I am a life long bookkeeper. I have had clients who
were landlords. I also have been a landlord with a property my Dad left me.

I always advised each & every one of them to NEVER rent to Section 8. I also refused to do so.

What is described in this man’s post is exactly why.
