Avoid Ocean Avenue, MLK Drive (isn’t that true of most city’s ) Bergen Avenue and their east / west cross streets all south of Monticello Avenue. See google street view

Everything along the Hudson River is very safe as well as a few blocks inland. And to avoid being lumped in with the bad parts they renamed part of that area Newport and south of there the name Exchange Place is used as much as possible, but it’s all JC. A one-bedroom apartment in those areas will rent for about $2000 a month and the area is very safe and desirable. Now, would I live there? No!
