Rents reach 'insane' levels across US with no end in sight

Yeah it’s certainly not for everyone...I’ve heard enough horror stories about renters to scare me off.

I moved from North Carolina to Florida in 2011. At the bottom of the housing market I was not going to sell my NC home for the going price so I researched property managers, found a good one and have been a landlord ever since. The timing was good as I got a bigger house with a pool in Florida dirt cheap. The rent easily pays the mortgage, taxes and insurance on the Florida home.

Since then I've had some expenses: various appliance replacements, new HVAC and pest control/plumbing charges. I don't have to deal with the renter at all and the manager charges 7%. The kicker is that both houses have nearly tripled in value in 11 years. Best decision I ever made.

The other side of the coin is that the landlords have found that they can raise the rents and still get tenants.

Like increasing home purchase prices, net result is to drive people further from where they work.

The price of timber on the stump has not increased proportionally with the price of lumber.
This is because the sawmills have not really been able to increase production during covid. I have had mills in the last two months shut down for 2 weeks due to covid.

So, IF they are not increasing production, they do not need more timber.

That’s not really how it works where I live. BTW, I have about 25 acres of forest. The rest is field (lawn, actually). I bought 205 acres of it from the guy that bought it at auction a few months before. He logged it and sold it to me for $15,000 less than he paid for it. When his crew was done, I was left with property that had no signs that it had been logged except for two things:
1. About a hundred cords of “unsatisfactory” trees on the ground.
2. Four small roads built to allow his equipment to get access through the 900 foot depth of the property. It is common for folks to sell “a few” trees around here and actually do surprisingly well, considering. There are a lot of small sawmills around here looking for wood.

However, the recent tornado put a damper on it. My neighbor lost literally thousands of large trees. I’m cutting firewood from it as fast as I can. I had to buy a 25 ton log splitter because that is the ONLY way you can split hickory. And there is a LOT of it.

Yep that is one area that will continue to be needed. FOOD
At some point I guess the medical industry may find ways to
inject the nourishment into our body then food as we know
it will be deceased. Ever changing world as history shows.

In the late 80’s we woild,rent an apartment for around $250 a month plus utilities... I havent rented since then, so i woild imagine it’s a little more than that now?

This is an interesting observation that I have put some thought into. It’s a lot like how if you throw a dog a steak, he will eat the whole thing, even if it makes him sick... he will barf it up and eat it again as many times as necessary.

Apologies if anyone was having breakfast.

I think he does this for fear that another dog will take his calories.

So in some way, it looks like a primitive survival instinct.

But in a modern civilized country, to prosper, security is required. People can’t be afraid to save, grow wealth and increase productivity.

But when they don’t, maybe it’s just another sign of a dying society.

Anyway... just a ramble.

Forever is my guess. With the internet technology there is
very little need to come into an office to work. Now other
jobs such as distribution still needs some hands on workers
but that has changed a lot towards mechanical devices. The
shut down has shown that paper pushers aren’t needed as much.

I suspect most people didn’t.

I remember boat parades, 100 mile long Trump trains.

I also remember Biden AND Harris went to Phoenix and drew.... exactly 0.00 people. Not even a curious passer-by.

I remember the overwhelmingly negative comments on otherwise liberal sites. I remember seeing seas of Trump signs... and one or two Biden signs... which cropped up after this was pointed out..

They can try and blame COVID. But I know what I saw.

Some people DID and some people DIDN’T.

Let me clarify...not nearly enough people voted for this administration for them to have won the election. There is NO way per all evidence. And, they are wrecking the country with no mandate to do so.

You are correct. I have a friend who went with his family in a RV and hit EVERY one of the lower 48 contiguous states prior to the election and saw almost no signs for Biden-Harris. They did not win the election. It was stolen.

Some states used mail ballots entirely
as opposed to in person voting. I think
that is where a lot of problems came in.
We were open to in person voting but it
was a close call. They used voting centers
such as malls, etc and people could come
by at their convenience and go to their
voting table and be assigned a machine
for their address.

I have voted early for the last 40 yrs or
more. I had an outside job and was on the
move so I’d go by the center and do my do.

Interesting additional facts. Unfortunately the virus then has negatively impacted my plan to transition to the coast for retirement living (year round) and not as an investor who wants to rent out during high season and have someone buy the property for me. However, with inflation, I don’t see people making $80,000/yr willing to shell out $3000 for a place that used to cost them $1490/week for a family summer vacation. Family income won’t be going up that fast, and inflation racking daily necessities will impact that desire too. Perhaps, I’ll have to delay and wait for a possible significant market adjustment downward before some of the current crop of buyers need to unload some property at a discount to ut their losses. Else, I am happy to remain where I live, and pray for continued good health.
