In much of Canada, housing prices are so elevated (because of foreign and corporate investment) that it is already impossible to buy a single family home.

I assume that there's a lot of government restrictions so you can't just buy land and build a house in Canada despite having the size of United States with 10× less population.

While there is a lot of land in Canada, there is also a lot of empty land in Canada. The places where people live and work are very concentrated to the areas near the US border and with the extra cost of fuel and winter weather, extended commuting is even more of a pain.
