Ducey signs law to help increase affordable housing development

PHOENIX — Arizona Gov. Doug Ducey signed a bill last week that will remove the cap of the size of affordable housing apartment communities built by developers wanting to qualify for a property tax exemption.

The bill — HB2610 — allows for more construction of larger apartment communities across the state that will income-eligible tenants can rent, according to a press release.

Tom Simplot, the Arizona Department of Housing Director, said in the release that the new law will aid with increasing affordable housing by ridding of any unnecessary barriers to development.

By removing this burdensome regulation, non-profits can build larger affordable housing communities and still receive the tax break they need for these projects,” Simplot said in the release.

Before the bill was signed into law, non-profit developers only qualified for real estate tax exemptions — that have no direct cost to the state — for apartment communities of 200 units or less, the release said.

“The need in Arizona is real and this law is a positive step in broadening a non-profit’s ability to develop a larger number of affordable housing units.”

No no one took note of the disasters “The Projects” became when they were run by HUD?
These will become crime hubs, and being larger they will only be exponentially worse.
Glad I no longer live in AZ.

I live in Maricopa in Pinal County. We have multiple apartment communities going up on all sides of town. We went from a community of 50,000 ppl in single family homes to an anticipated population of 75,000 by 2025, including the apartment dwellers.

Besides the obvious, another problem with all this growth is the only way into town is the 347 highway which is 2 lanes in each direction for approximately 20 miles. The reservation owns the land on either side of the highway and they aren’t budging to help the state widen the highway. They’re also building a water park to the east of us with apartments to accommodate the low income workers for that job.

Unfortunately, this is happening all over Arizona and houses here are still cheaper than in the valley, so I’m planning on staying here for a while. I just hope I recognize the place in 5 years.

Duecy has been wrong on so many things for that state. It all becomes illegal or other legal chain migration housing. It destroys the neighborhoods because of cultural changes that come with the people that move in, they don’t respect current/decent community ways and no one can hold them accountable (racist if you try) and soon area sprials downward. Good people give up and leave and the various state or community leaders just keep repeating the process.

That’s happening in our formerly upscale subdivision. I don’t think it has anything to do with our governor’s orders. Instead, a feckless money-grubbing developer in cahoots with our HOA. (Which, as it turns out, are the swamp people organizing under different names.)

A string of identical cookie-cutter homes, all identical to each other, now directly across the street from us. Maddening.

Here in Raleigh they have opportunity zones to invest in the poorer SE area. Heard one will be developed I’m sure to help out the poor in that area. A 23 story Luxury apartment building:-)
