Since most buyers are represented by a broker you need access to MLS as a seller to Market your property fsbo. There are cheap ways of getting on there but I’m not sure their Nationwide. Regardless this will probably Ripple into the commercial Arena as well

I forgot how we got on the MLS as a FSBO in 2006, but it wasn't horrific. One of our houses was on a busy thoroughfare, so marketing wasn't hard. One friend of a friend would get a FSBO sign, and get calls from numerous realtors. He set them bidding against each other, intending to go with low bidder all along. When I look in a new city for a place, I check craigslist as well as zillow/realtor.com. That works better for some cities than others.
