AI is fueling a gold rush in new data centers, the hottest buildings in real estate

The latest hot spots in commercial real estate aren’t in Manhattan or Miami.

Instead of snazzy hotels or glistening office towers, the new property darlings are power-hungry data centers, often in places like Northern Virginia; Columbus, Ohio; and Salt Lake City.

Traditionally box style, these buildings are all about function: A place for racks and racks of computers to be stacked up high, kept cool, and girded for the boundless stream of images, videos, chats, text, internet searches and the digital detritus of our lives.

Their goal isn’t merely to contain, host and sort data billowing from computers and smart devices, but increasingly to provide a place where machines can learn from it.

“Everything is AI right now,” said Sean Farney, a veteran of the data-center industry and an executive director of data center and innovation at real estate firm Jones Lang LaSalle. “The most immediate impact is this huge, new organic demand for hosting the tech that makes AI work.” Farney, who helped Microsoft Corp. 15 years ago open a 120-megawatt data center in Chicago, one of the largest at the time, said the release of ChatGPT in late 2022 marked an industry turning point.

It galvanized Microsoft Google parent Alphabet Inc. Meta Platforms Inc. and others to more quickly deliver their own artificial intelligence products. It also added to a gold rush in what had been a niche area of commercial real estate, an otherwise battered sector, especially when it comes to office buildings.

Some companies have started hiring kids right out of high school and training them internally and sending some to community colleges for night courses.

That's a much better business model than hiring kids just out of college.

I just contend that the speculation is overvaluing the reality.

I completely agree. It is hard to keep a grasp on reality when the demand for AI-related good and services (chips, data centers, fabrication, software, etc.) is through the roof and growing exponentially.

You sound knowledgeable. Does it require AI to do the kind of image facial recognition and smart phone location being used to round up Trump supporters from January 6? Or, perhaps this is a lesser level of programming sophistication.

I would imagine that AI is of intense interest to world leaders, for many reasons.

I would speculate that several of these data centers are in Kiev, where they would have large amounts of reliable nuclear power.

The article is worthless. Santa Clara has so many data centers due to Silicon Valley Power, which is Santa Clara. They have low pricing and work easily with the Data Centers. They will even put in a substation right next to the data center. Of course the data center kick in half the cost for the substation. This is how important it is for the data centers.

You drive down Central Expressway and you see lots of data centers, some as high as 5 or 6 stories.

None. However, as a HVAC Sales professional, I have been in many Data Centers. I also have a friend who is the chief estimator for Silicon Valley Power. Many Data Centers have required NDA’s and thus I can only disclose only a limited amount of information. As the old saying goes:

Those who know don’t talk and those who don’t know talk.

Bottom line, you don't post any articles about this matter or your experience. But you are happy to complain about articles that other people post that you think, in your great experience as an HVAC salesman, are worthless.

BTW, I guess HVAC salesmen know all about AI...you must be a real expert witness.

Hahah. Yep. I guess you're a real expert on large language models and machine learning. You know all the great secrets, but just don't want to share.
