My now deceased younger brother once decided to rent a spare bedroom to two black guys he felt sorry for. One worked in a garage or something and would throw his filthy clothes on the floor which soon turned the light-colored carpet to near black. Then they got into a fight and made a 3x4 foot hole in the wall. And he had co-signed a car loan for one of them. You can guess how that turned out. Oh, and they didn’t pay the rent regularly either. Sigh.

Unfortunately, the 3A wouldn’t apply here. Back in 2011 some Nevada police simply took over a guy’s house. The cops wanted to use the house for surveillance. The guy objected. Too bad, said the police.

The guy sued the cops in federal court, on 3A grounds. He lost. The judge said that the 3A applies to soldiers, and only to soldiers.

Absolutely. But in many places such people have many legal protections. And that’s because at one time they did pay rent. So officially they’re not squatters. They’re tenants in arrears.

Soon city planners will force hotels and rentiers to give “free” rent to illegals to maintain licenses and insurance policies. Just like HUD forcing developers to make “affordable” units if they want to keep building.

What's the problem? I did a search on Zillow for rentals in Denver for $2,00 or less - looks like plenty of apartments are available. Why are private property owners being asked to get involved?

But the illegal invaders have other cards to use; they are now poor, abused refugees who were fleeing oppression seeking a new life. If they are opposed, they are being oppressed. You know what I’m getting at.

You can be sure it was a lot.

We are trying to unload our rental properties in California right now - we are retired and do not wish to deal with them any longer. None of the tenants can afford to buy the homes.

Our lawyer told us the laws have changed to “protect” tenants more now than ever - he told us it would be up to $30,000 to get each of them out, possibly more - including lawyer’s fees and “cash for keys,” i.e., paying them to leave.

Fortunately, all the tenants are long-term, stable and pay rent on time - we’ve had tenants from hell who destroyed the property, including one who broke out all the tiles in the kitchen - each and every one. Another claimed “mental illness” - she’d been living in the property without utilities for months - hadn’t paid in a good six months, judges kept ruling in her favor, police were called constantly b/c she would to out in the street at night and scream like a banshee. The only way we got her out was because she didn’t show up in court. When the sheriff showed up for the eviction, he wouldn’t touch the situation b/c of the “mental illness” - she finally left the house, we had a locksmith right there and she ended up on the street in front of the house. The damage to the house was extensive including breaking the toilets with a hammer - there was feces all over the house...

We have a good property manager and this was apparently one of her “friends” - we switched immediately and now have a shark.

Here’s a tip: Deny anyone who is looking exclusively for a “private owner” or asks “are you the landlord?”

They are looking to get one over on a mom and pop landlord thinking they dont’ do background checks, etc.

I always respond with: “this is a privately owned unit that is managed professionally and just as strict if not stricter than any apartment complex.” That sends them running.

As a landlady, you can NEVER feel sorry for ANYONE!

There are NO excuses to pay rent late, period! I don’t care if you “have covid” ™ got into a car wreck, whatever, borrow from someone else. I was a tenant for many years and NEVER expected my landlord to “float me” the rent nor did I tear up the place; left it BETTER than when I found it.

We self manage, but I don’t talk to anyone. All calls go directly to voice mail and they get texted the same message directing them to a link which asks approximately 30 prequalification questions.

The answers get dumped into a spreadsheet automatically and color coded. Any “red” means HECK NO! The tenant pool here in upstate NY is absolutely abysmal and the eviction moratorium further emboldened deadbeat tenants to dizzying heights.

Out of about 60 responses, I get maybe one or two within a two month time that actually proceeds to the application which includes a full background, employment and credit check as well as PAST landlord references (not present ones—they lie to get rid of said tenant)

1. Anyone with a sob story? Instantly disqualified
2. Anyone who is “looking for a fresh start?” Instantly disqualified
3. Anyone who is breaking up with their sig other? You guessed it (have to be careful here-illegal to discriminate against familial status)
4. Anyone who has a credit score below 600? Nope
5. Anyone who is suuuuuuper interested and starts repeatedly texting/calling me/is desperate? Nope
6. Anyone who needs to move “right away?” Nope.
7. Anyone who doesn’t have a car or a local bank account? Nope
8. And obviously they need to make 3X the rent in income with no huge expenses such as a fancy car loan
9. Anyone who has their (insert relative) call on their behalf? Nope
10. Needs a cosigner? Nope.
11. Has any unusual pets like sugar glider or rabbit? Nope (also have to be careful as they like to pull the ESA baloney which can be overcome).
Heck I won’t even rent to someone who has been nothing but a homeowner; they are very entitled and not used to apartment living/etiquette.
