No you don't! Do not allow insurers and lawyers to scare you, it's legalized extortion. All you have to do is include a mold/lead base paint/asbestos disclosure & waiver section in your lease or property sales documentations where tenant/buyer signs it as acknowledged and won't hold you liable. Many insurance companies are dropping their mold coverage so save your money.
