Something about compression velocity as they break the sound barrier coalesces the water vapor nearby. Yeah, I'm no engineer and I didn't stay at a Holiday Inn Express either.

Close enough.
What happens, is that the aircraft's velocity forces atmosphere to move out of the way so quickly, that the heavier water vapor in the air cannot keep up and is forced to separate from the surrounding oxygen. At that point it becomes visible.
You are seeing the aircraft's shockwave literally squeezing water from the air.
