In regards to the eminent domain question. I'm sure anywhere in America, the state or the county has an assessor to determine your property value that you ultimately pay taxes on.

I've always wondered about a self-assessment of your property, and not have a government authority do it. But, you would be obligated to sell your property to anyone who offers say 10% over your self assessment.

Then if Trump, or a pipeline, or a hospital, or whoever wants your land, then you have to sell it. Eminent domain problem solved. It also solves the problem, if you think the county assesses your house too high, set it yourself. But if you are not assessing properly, you will get your house sold to somebody who wants to pay over your price.
