As a landlord with decades of experience, you are shooting yourself in the foot if you do this.

Your qualifications point to owners, not renters, and every qualified applicant you get will be some kind of special circumstance, like a temporary work assignment, etc. You will have turnover like you would not believe.

And, when you make an exception for anyone, the City will come after you if you don't make that exception for everyone.

The big problem I see is what happens when I have a sound business reason for a qualification, but it ends up having a "disparate impact" on a minority? An example I can give is that I require that at least one person in a family have a job. I have found over the years that if no one has a job, there is a tendency to stay up later and later, making noise and bothering other tenants. In fact, the bad ones drive out the good ones. If one person has a job, that person becomes the de facto head of the family. And, they in turn enforce reasonable bedtimes on everyone. To me, this is a sound business reason, but since some minorities have higher unemployment rates than others, a lawyer could twist this into discrimination.

Laws are only effective if people follow them....if virtually ALL potential landlords ignore this....nothing will come of it....if the so called future tenants want to file suit...go ahead.....if they don’t have money for rent, they sure don’t have money for lawsuits and lawyers.
