Would be interesting to know how many of the contractors filing liens have done the proper job and completed punch lists. As the wife of a retired contractor I know that subcontractors very often expect to be promptly paid long before they complete the full contracted job.

You always file a lien unless the contract stipulates otherwise.
That way, when the work is complete you have recourse to collect, in the event they fail to pay....
