If you have to waive a credit check for the right tenant, then that tenant is all wrong. I know.
Also with credit check, make sure the applicants fill out an application, themselves, not by their case manager.
Not waiving the credit check, but waiving the required score because of “other” factors.
Example: Advertise that applicants need a minimum credit score of 775, to keep the section eights away, then rent to a candidate who is working and solvent but has a 725 score.
