Banks and other lending institutions dont lend money b/c they like the way you part your hair.
They have stringent requirements and employ highly paid experts whose job it is to assess a potential borrower’s holdings.
A lender decides how much you are worth.
Realty is mostly leverage......a lender decides to make a loan based on the borrower’s ability to repay......and they demand collateral in case the borrower defaults.

Mara Lago only is allowed to operate seasonally - it’s not a year-round business/resort. Because of this it has tax breaks, etc.
I used to work at a large resort in Minnesota that was seasonal and it had huge tax breaks due to it’s part year status.
Is Mara Lago with more than $18 million? Yes, its valuation just comes with an asterisk.
