Why are housing advocates furious over ‘Good Cause Eviction’ bill as adopted in (NY) state budget?

New York State housing advocates say they are furious about the so-called “good cause eviction bill” in the new state budget.

It grants tenant protections to people in New York City but all other municipalities will need to opt in. It also requires renters to know their landlord’s portfolio to determine eligibility for “good cause” eviction protections and the information can be hard to find.

Ritti Singh, communications organizer for the group Housing Justice for All, said previous iterations would have balanced tenant and landlord interests.

“What it required landlords to do was to show they had a valid cause of eviction, which would include nonpayment, violating the lease, causing trouble, if the landlord wanted to move into the unit,” Singh outlined. “It also allowed tenants to contest rent increases over 3%, or 1.5 times the rate of inflation.”

I'm pretty sure most of upstate will eventually cave and opt in. This would make us a "big time landlord" even though we own only 11 doors. If our county/town opts in, we will definitely sell at least one of our units to get it under the 10 doors threshold.

"Good cause evictions" has a very bad effect on good tenants. We are small-time landlords of some multi-family units in our little town. Our state passed "just cause eviction" about 3 years ago.

Before that, if a tenant started to become troublesome not renewing the lease removed the problem and did not cause a black mark on the tenant's eviction record -- overall a very humane way to solve a problem.

Now when a tenant's cute little boy grows up to be a teen age terror, breaking into cars, bullying smaller children and making life miserable for our good tenants I can not get rid of the bad tenant.

Nope. Still need to go to eviction court. Can’t “non renew” Thank the Lord I got one of my mediocre tenants out just in time by not renewing their lease. Although my town doesn’t have GC, it’s only a matter of time before they all jump on the bandwagon like lemmings.

Nope. All of my leases are already month-to-month. The law says that if a tenant has been there for more than one year I must renew.
