Wouldn’t be a deed. Just a simple contract. The question of enforceability would hinge on several factors, including whether a soul exists (valuable consideration), whether it is transferable, and whether such transfers are consistent or contrary to public policy.
Frankly, this is the type of twisted scenario you find on a 1L Contracts Law exam.

Yeah I noticed the lack of diversity pretty quickly. Apparently the devil hates black folks but its OK because he ranks right up there with snakes as far as most blacks are concerned.
