I think she should sell the apt., perhaps not as a fixer, but... a lot needs to be done to that place to make it ready for the high-end market, imo.

Beautiful apartment, but for $50 million, too much street noise and street dirt to deal with.
If I had that much money I would buy a few hundred acres in Western North Carolina and build a nice house there. I might even pay a few million for it.
I would then purchase the same near Defuniak Springs for Winters. I don’t know what I would do with the rest of the money. Just throw it on the pile I guess.
