So, it seems to me there is a door to get in, which they have to buzz for you to get into a reception area. There is a desk there, and you sign in, and then you are allowed access to the rest of the building. Ever been to a law office or most any kind of office? When you get off the elevator, if you blow past the receptionist and start waltzing around the hallways, maybe even go into someone's office and start looking on their desk or through their drawers, are you not trespassing? Sure you are.
Same situation here. The buzzer is only step one of being allowed into an entry area, where a person grants you access to the rest of the facility. At least that's how most people do it.
I'm more convinced after your argument that they guy was trespassing.

A source I cannot name as yet has informed me that Chapin is not telling the truth, and there is video evidence of this.
