I know it’s a bit obvious but a tenancy lawyer is worth a call. I don’t think it’s legal.

The only reason I can imagine your rent going up that much is because your landlord wants you out. Perhaps he found he’s been undercharging you in all this time or maybe you are, in his view, a bad tenant.
I can only suggest checking to see what laws cover the rentals in your area.

Consider looking for a new place quickly.
If an entire complex is facing the same hike=a lot of people are going to be looking for a new place at the same time.
In general they are within their rights to raise rent any amount.

Just a curious question: is your landlord one of those mega-landlords like Invitation Homes?

For this kind of stuff you need a Better Call Saul junkyard dog lawyer.
They want your business and love causing chaos and heartburn for the other side.
The fact that the new owner is from New Jersey will make their day.

I got hit 20 percent last year, and 20% this year. I got the same BS excuse. “Insurance is up, fuel is up, costsof materials are up (the building is owned outright and they don’t do any repairs on the leaky roof or drips in the plumbing), blah blah blah we are so sad and hurting that we have to raise your rent another 20%.” Bidenomics at work. Greatest economy ever...

With millions of illegals flooding the US, rents are going up everywhere. Outrageously so. I heard on the news yesterday that the US has immediate shortage of over seven million homes.
Some cities and maybe some states limit the amount rent can increase but I doubt Alabama is one of them.

My tenant is now $6k behind and that is on an undermarket rent. She intends to bring her account current via her federal tax return due Feb 13. I have not priced in the increased insurance or property tax increases nor any consideration for "fair market rent". The insurance and property tax alone will bump the current rent by $450. My tax returns last year reflected $1500 less income year over year due to that much rent not being paid AND my rent rate for 2022 was just below market. It has to go up to compensate for real costs imposed by insurance and government.
