Went a week without water at the above mentioned place. Took 8 months to finish a hallway. Concrete dust form an unfinished hallway was everywhere. Absentee slumlords from China and India are the worst...

Interesting.

In Colorado you can’t even file an eviction. The staff and judges aren’t at the courthouse, the eviction court is closed.

Unemployment benefits = $600 extra added per week for every person.

People can’t pay their rent when they are getting at least $2400 a month? How much is the rent there for the average apartment?

Rat media stirring up the posse of “disenfranchised voters.” I read the article. They never mentioned the landlord who must still make mortgage payments, insurance, property tax, upkeep and utility payments. So very glad we sold one duplex in December and we close on the 2nd on Wednesday. No longer have to deal with deadbeat tenants who think just because we collect rent we must be rich enough to support them too.

They certainly are. All landlords are greedy though deep down. They’d never go into it if they weren’t.

No doubt, that $20.00 will lead to more economic displacement than WuhanFlu. I hope it is soon at least to $35.00 with rumors of $45.00.

Right now they can’t in Colorado. But scumlords and their association are planning to file the minute courts open up again.

Rent starts at $1200 for a sharing a room and goes up from there in central Colorado. This $600 per week extra is nowhere to be seen yet in Colorado.

And scumlord property management companies in the Boulder/Denver area are tacking on $75 a day late fees. It’s alright, because renters are just the scum of the earth, right?

Not all landlords are scum. Just the ones which are multi-national companies run from Communist China or dot Indians here. Some of the best landlords I had were in Germany, the Netherlands, Singapore and the UAE (all private parties)

I found with rental property you want to be on the higher rent price side for your area by 75 to 100 or more dollars a month, keeping the appliances and furnishings in a bit higher quality and you tend to get a better renter than have more pride about themselves and take better care of your property at the same time! At least that worked for me in Oregon, Eugene area!

Several of us have pointed out the shape of the oil industry. Sure, we have wheat, cattle, timber and manufacturing but oil is the base of the Oklahoma economy. When you stop drilling you put a lot of people out of work.

Maximum unemployment benefit in Colorado for 4 weeks is around $1936.

With the extra $600 per week added in, that comes to $4336 per month.

The average rent for an apartment in Denver is $1674 (according to this site: https://www.rentcafe.com/average-rent-market-trends/us/co/denver/ )

It seems reasonable to expect someone to be able to live on $4,336.00 a month.

Was the $75 per day late fee included in the original rental contract? If not, maybe renters have some rights to get around this or a reduced fee. One of those free legal aid folks might can help with this.

I have a landlord also, so I hate to hear of people anywhere having a hard time. Sounds like with that large $4300+ benefit starting up soon in Colorado, people should be in much better shape by the next week or two. I hope so.

Already went to court once for this for these bastards. Won
My case. They included, but billed separately, utilities. Never received a bill or itemized list of what utilities covered. $75 a day late fee on those as well, not in the lease. We were just told to pay it, even without a bill. They were billing on the 1st, due on the 1st.

Yes the $75/day late fee is in the lease. A Boulder County judge found it to be extremely unreasonable and were told to stop the practice. Late fees should not be more than 5% of rent. They were charging up to $2250 in late fees per month on a $1350 rent or $50 utilities bill.

No $600 per week extra benefit yet, in fact they still have a 4 to 6 week delay until first unemployment benefits are paid. People applying end of March will start seeing benefits in a few weeks.

Even my current landlord wants me out. I mentioned the furlough I received. Since I’m not actively employed, she said I violated her lease. I was given until this weekend to move out if I want my last months rent, deposit returned and a pro-rated April 25 to 30 refunded. Fully paid for April. Only have $200 in the bank as no unemployment and other funds arrived yet.

I guess it’s welcome to homelessness. Have to dispose a house full of furniture and have to be out this weekend.
