When I had a rental apartment building in North Carolina I had one other immediate dis-qualifier. If a prospective tenant threw in a number of “Bless you’s.”, or anything like that, in the conversation they were a big bad risky tenant. I always could find legitimate disqualification reasons in their application.

yes and social media is a GREAT tool. You can see right away if they have unauthorized animals, are druggies, etc.

I think AI is overhyped. Consider written communication. We write to communicate what we think. As we write, AI knows nothing about what we’re thinking and seeking to communicate.

If AI can finish a sentence or expand small pieces of text into a complete document, all it’s doing is playing back something that’s already been put into writing. These writers are basically copy machines.

Most public writing is filled with non-informative material that we have to plough through to get to the subject being written about. AI would be the friend of those writers.

An associate of mine worked around many of the legal constraints for renting residential properties by conducting business through intermediaries like insurance companies (temporary housing for families displaced by major damage to insured homes) and corporate relocation companies.

What's ultimately happening here is that it becomes increasingly difficult for small operators to do business with anyone they don't know personally.

As one astute small business owner told me after dealing with various COVID-related nonsense from state and local governments ... "We are starting to see why the Mafia ever existed in the first place."

Social media is a great tool. That’s how I found out one tenant had a tattoo business in the apartment. It also warned me about prospective tenants having pets.

I have news for my fellow Texas Freepers. Effectively, we already have this in Travis County. It’s taken me a year TWICE to get tenants out of houses I owned. One was a high ranking State executive and one was a medical doctor.

They both hired lawyers and it took slightly over a year both times to get them out. My attorneys fees both times were around $10,000.00 each.

In the case of the State Executive, there was extensive intentional damage (around $10,000) done to the house.

Not a tax, and may only violate the contract clause if applied retroactively. The law is unconstitutional, however, because it is a taking of property without just compensation.

You are grouping anyone born with a certain skin color into one group.
That’s un-American and anti conservative .

It’s a mistake to do so, it’s what Democrats do .
Conservatives believe in the individual and free choice of individuals .

How can anyone own rentals then?

Mortgage payments would be around 50-60%-—taxes—maintenance, etc...

Landlord is in the hole.
