I would buy the old gas station down the street and open up a bait shop for someplace to hang out.

The local bait shop was the ORIGINAL man cave.......

My spot for a bait shop is perfect. Within 100 yards of the dam where everyone fishes from shore, within 100 yards of my house, right next to the party store, and there isn’t another bait shop within 10 miles.
