US Existing Home Sales Plunge -35.4% In November, 16 Straight Months Of Negative YoY Growth (Median Price YoY Falls To 3.21% As Fed Stimulus Wears Out)

One of the big problems with Federal goverment and Federal Reserve monetary stimulus is … it wears out. Just look at M2 Money growth.

US existing homes sales fell -7.70% in November to 4.09 million units SAAR. And since the same month last year, existing home sales are down -35.4% YoY.

The good news? The median price of existing homes fell to 3.21% YoY. The bad news? The ark is really bad pointing to a bad December. Inventory for sale (orange line) remains below pre-Covid shutdown levels.

Of course, will the Federal government and Federal Reserve come riding to the rescue of the housing market … again? It looks like The Fed is thinking about it.

Do you need to replace some of it? Where are you located?

Some of the ground level are going bad so I'm trying to figure where I can buy it in The Capital Region of upstate NY.

Or lead time on custom houses are to long. When lead time are at 1 year to build a buyer needs price and loan protection the home builders are unable to provide. While the steel building fabricators are giving me a fixed price all the way out to end of 2025 for an 50x100 on a slab, with a 6 month delivery timeline. If you need a house, buy/build a commercial/farm building at this point and wait for the fed and local zoning to admit they have a control problem.

This is good news, the housing market is adjusting and it’s about time that happened.

And consumer confidence just hit an 8th month high.

With unemployment still below 4%, the job market needs to adjust next.

There’s a housing shortage in many parts of the country.

Everybody ignores supply and demand these days but it still rules everything.

Do you know anything about this kind of wood siding?

I spent eight years working in a lumber remanufacturing plant owned by my family. We produced a number of varieties of cedar siding; that was one of the patterns that we produced.

Many other styles such as shiplap, channel and various tongue and groove patterns are easily reproduced with a table saw and a router. You need a fairly expensive molder to make log siding. The cheapest and most widely available to the hobbyist/craftsman is probably the Woodmaster 718 with the necessary attachments.

The industrial equipment that we used ran at approximately 100 feet per minute. I ground the knives to our customers’ specifications.

IMHO, as a lumber broker this is the future of home construction in the US. Homes will be built in a factory and delivered to the site as a component. Either as wall panels and trusses or module parts that are assembled on site with a crane.

The days of stick building on site will continue to become a smaller segment of the industry. It is too labor intensive.

After I retired, I appraised residential housing part-time for my brother's firm for 5 years and watched the manufactured housing business get better and better.

It is great to get the opinion of a lumber broker on this matter!

Bellevue Builders Supply in Schenectady or someone like that(local contractor yard)could order you a few pieces.

Yep, very familiar with Bellevue builders. Thanks for the direction. BTW, had to replace the combustion blower/motor in the Harman XXV this week. Next time I’ll do it myself now that I watched.

Williams & Hussey Machine out of Wilton, NH used to make a small molder/planer that a lot of lumber yards used to make custom moldings. If you sent them a sample of a piece of crown molding, they would grind the knife for you.

That is a very common pattern.

The most common patterns are 1x6 V groove. Also known as WP4.
For the Western Woods Products number of the pattern.
You see that all the time on the ceilings in log cabin and timber frame houses. Down south they prefer it in a 1x8 size.

The second most common is 1x6 E&CB. Short for Edge and Center Bead. This is very popular for ceiling on porches.

The last is 1x8 & 1x10 Shiplap. This has become very popular in the last ten years because of Joanna Gaines on her HGTV show from Waco, TX. Every woman wants a shiplap accent wall on their house down south now. Joanna is the best pine board salesman EVER.

My blowers are getting pretty loud. Eight years old and still going. With the price of heating oil here in NH (4.99/gallon I just paid) we are burning pellets as much as possible.

My blowers are getting pretty loud

Mine was too, beginning to get annoying and I was wondering how I put up with it so long and not sure if had always been loud. What I didn't really notice is that it was progressively getting worse. Started the new one up today and it was almost quiet, a really nice change. lasted 7-8 years.

I am hoping to get through this season.
I always pull my insert out in October and clean behind it. The fines box. The exhaust temp probe. Then sweep the chimney 4” pipe.

I am told I can lubricate the circulation blower fans. The dealer said to take them out and soak the fans blades to clean them off.

There are probably 50-60 FReepers still around that know me personally. Where I lived/live so they know this to be a fact...

I’m not rich/wealthy. Comfortable.

We have lived in single family dwellings most of our lives. Owned our own homes. When I became disabled we decided to rent. We figured rent increases each year from 5-8%. No problem, right?

Starting in 2019 we have had 2 20% and one 40% increase.

We had to buy a condo...and did in November. Rate 5.5%

Can’t afford to rent.

Thanks for your insider information. Very interesting. The modular homes they build these days are really nice and supposedly a lot more energy efficient when assembled, than other construction methods.

So glad I’m not into buying, fixing and flipping houses these days. It would be nerve-wracking, though through the years Wisconsin Real Estate has been very good to me. ;)
