The farm community I grew up in has a lot of modest homes under $30K, but few people these days want to live in the middle of nowhere.

There are large homes in Cairo, Illinois for that kind of money. But you might not like the neighborhood or the neighbors. My wife’s wealthy ex father-in-law died with a large home in Cairo. His heirs couldn’t sell it, so gave it away to a charity, which no doubt still owns it.

We have bought several for under that and turned them into rental properties.
They are not in the best part of town but after they were cleaned and touched up they were pleasant places to live.
