I living in a housing tract with an HOA. There are 3 houses that are not part of the HOA, me and 2 neighbors. I am not sure how that happened but I thank whoever the previous owner was that exempted my house.

What a chump. HOA authorians are not called Neighbood Nazi’s for nothing.
You can live with these 4 rules? Great. How about when they rule that nice new $75,000 F150 you bought is classified as a work truck and you can’t even park it in your garage?
One thing for sure about any HOA. They keep pushing and pushing; adding new (stupid and arbitrary) rules all the time.
Live with that, if you please.

HOAs can wallow in dung.
Our neighborhood does not have one. That was a requirement for us to buy.
I can park my car in the front yard, no problem. Some neighbors do park in the front yard. It's a beautiful neighborhood!

but, reading those four rules my thought was: That’s it???

I don’t have problems with HOAs because you have the choice to buy or not to buy. The problem begins when the folks don’t read the HOA rules prior to purchase.

Being a realtor for many years, I think these are pretty common and will protect the property values. Here’s the thing, imagine not having HOA restrictions and someone moves into your neighborhood and paints their home some ridiculous bright magenta. Or they refuse to keep their lawn manicured and if they need work done they hire a scab contractor . One house can destroy property values, thus your investment.
