I have e-mailed all my friends this one and it's interesting to see who writes back "I don't get it." Those are the ones that don't follow politics. Hope all is well with you down is south county. i have been down there a lot looking for a retail location for a new business venture.

I hope you find one, there's a lot retail space unocuppied down here,
I'm looking to buy another house down here myself, I'm thinking soon they'll become untouchable.

I wouldn't worry too much about the houses becoming untouchable. The default rates are starting to rise and the leading area is Rancho Santa Margarita. Also the market is slowing and will start to settle. I feel that in the next two to three years the market is going to be ripe for repo's and foreclosures. Thats why as soon as I graduate in May with my MBA I am going to get my real-estate license. IMO

The retail shop I figured will be between La Paz and Oso off the 5 FWY and less than a mile from the freeway. I mapped out all the competition for the 949 are code and there is a great pocket right there for me.

Dig into the R/E trends and watch the foreclosure lists at HUD and VA. Also with the property taxes coming due the buzz is stirring in the market too about that. Do your Due diligence and you'll find the right one. Keep in touch.

Sounds like you've done your homework...I'm hearing all the rumblings of the same thing from people here...but who knows what future holds in housing down here...


at least I have one I bought when prices were still reasonable, 1998. I think there will be some dips, but in the long run prices will continue to climb.


I've just got to be ready when it dips.
