As rampant as these games were in the mortgage/real-estate industries during the past few years, I would be very careful in purchasing any home that had been in foreclosure or a ‘short sell’, even if I were paying cash. Too much fraud/’funny business’ going on for me to have confidence that I’d ever receive a good title to the place.
If she bought title insurance, which I believe is obligatory, she can sleep soundly.

It would also be useful to determine what the statute of limitations is in Arizona as to lawsuits for real property claims. It may well be that Mr. Soraya, the owner of the property who defaulted on his mortgage, may be barred by the passage of time from asserting any claims against his lender.
