I think BusinessInsider.com is smoking some strong stuff. Russia does not need to "go through Georgia" (how in the world?) and stage in Armenia. Russia has full access to Caspian Sea and can deliver as many troops and as much armor as it needs via water.

Not only that, Armenia has a pretty short border with Iran, and it's basically a road into nowhere. There is nothing there but mountains. No cities, no roads.

On the other end, if you take the Caspian route then you have access to hundreds of miles of coastal areas that lead directly into central areas of Iran. Tehran is about 60 miles from the coast and is connected to it with at least three freeways (two-lane ones, though, nothing to write home about.) But at least there are roads. If you are coming from Armenia you have to build your own roads as you go.

On top of all that, the Caspian route allows unobstructed air access into Iran, with Russian airports 300 miles away over water and with Turkmenistan's airports as close as you want (Turkmenistan has border with Iran.)

Of course generals make plans. They make plans for everything, what else can they do in peace time? But it's highly unlikely that Russia will need to send troops into Iran. Russia can far more profitably send diplomats everywhere except Iran.
